“We see very few deals in these markets, and most of the opportunities are created by buy-side agents seeking dollars,” StorageMart CEO Mike Bynum told Commercial Property Executive. “StorageMart is the largest player in the Des Moines and Kansas City markets and anytime one can expand its presence and gain additional operational synergy, we think it’s a good thing.”

In total, StorageMart now has 18 stores in the Des Moines, Iowa, storage market, and Kansas City, Mo. Operates 37 stores in the U.S. and four in Omaha.
“Our strategy is long-term and we will always enter markets with opportunities to expand our presence through acquisitions and growth,” Bynum said. We will never enter the market with a single facility unless there is a proper idea to expand the presence to at least 7-10 stores in the next 2-3 years.
The Omaha building, located at 9815 Reddick Avenue, consists of seven buildings and 401 storage units. It is the company’s fifth building with more than 550,000 gross leasable square feet.
“We have targeted the Omaha/Lincoln metro area as the next market where we want to expand our presence and gain a footprint that can expand over the next 20 years,” Bynum said. “Self-storage is a retail business, and if the self-storage facility doesn’t have the proper curb appeal and retail space, it’s not something we choose to purchase. If you can’t smell the McDonald’s or Walmart coming out the front door of a storage facility, it’s not for us.”

According to Bynum, StorageMart will develop all of its new buildings consistent with its brand.
