Principal Financial Group Des Moines Ia 50392 – In 2011, OPN began working with Principal to redesign the company’s headquarters in downtown Des Moines. Our work began as a simple study of the campus environment with the aim of modernizing the existing facilities and consolidating the open space. Under the guidance of the client, the design team began an intensive discovery process. We started by analyzing the existing campus and buildings, while having in-depth conversations with the director about the company’s history, culture, work practices and vision for the future. It soon became clear that the client had the opportunity to re-examine the environment and the working method.

Architectural Record named 711 High Street the Building of the Decade the year it was built. By 1939 standards, the beautiful Art Deco building contained many unique and innovative systems. Senior management clearly understood the importance of the building and the impact it would have on current and future employees. An abundance of documentation – construction photographs, fabrication drawings and countless letters – survives from the original construction details of why the systems and materials were chosen and sheds light on other considerations that informed id -design decisions. A letter written during construction predicted that the innovative design of the 711 High would stand the test of time for 75 years.

The author does not deviate from the basics. It was 74 years after 711 High was completed that OPN Architects began to design what would become a transformative renovation and restoration of the iconic building. Construction began in 2015 and was completed in 2017, 78 years after the original building was first occupied by key workers.

711 High’s city-block-sized campus has been completely gutted and redesigned, creating a space that will serve the client for another 100 years, while still respecting and restoring many of the materials and Art Deco character.

Employees in the Principal are no longer tied to a workplace. By embracing the concept that a campus is an extension of the workplace, the traditional cube has been replaced by flexible districts. These neighborhoods are designed to meet the needs of an individual commercial entity; layouts adapt to how, not where, the employee works. Kitchens, community areas, meeting rooms, traditional meeting rooms and unconventional workspaces enhance the flexible work environment.

The following signature spaces have been renovated and redesigned to support Principal’s new workplace strategy and the company’s primary goal of attracting and retaining world-class employees :

Principal® Financial Network Of Silicon Valley

The High Street Lobby makes a spectacular first impression on visitors and employees. The new design created a single four-story lobby at the two main entrances on the first and third floors. An 18 meter high and 5 meter wide LED screen visually connects all four floors. Original greenstone floors, travertine stone walls and ornate art deco brass and wooden elevators have been preserved and celebrated by the new contemporary design.

The Atrium is the heart of the global headquarters campus. The renovation created an impressive three-story space by enclosing an original courtyard and connecting three buildings with a glass dome. The original stone exterior wall from 1939 anchors the new atrium and refers to the rich history of the building. The design took into account circulation, activity, aesthetics, acoustics, lighting, furniture, colors and the company’s brand. Primary circulation routes on the third floor, conferences, food service and employee recreation areas activate the atrium. The electrochromatic glass on the new roof has a control strategy that has never been used before that optimizes daylight and creates movement in the glass. Exposed stairs promote well-being and support an energy-saving strategy by directing circulation away from the elevators. Cantilevered walk-in areas and internal corridors provide unique views from the upper floors and contribute to the activity on the third floor. Canopy structures combined with thoughtful furniture choices create spaces for individual and collaborative work beyond the confines of a traditional cubicle or meeting room, reinforcing the idea that the campus is an extension of the place of work.

The pavilion to the north of the atrium has been completely redesigned. External views of the newly renovated square and campus were opened up. A new staircase promotes well-being by providing easy access to adjacent floors, while new and larger openings between floors increase the sense of space. A 3 x 3 meter LED screen provides a visual connection to the lobby on the main street. Art enriches the space and provides a gallery-like connection to 750 Park Avenue.

A new skywalk connecting 711 High Street to 750 Park Avenue completes the campus line and dramatically reduces the time it takes to walk from building to building. The 0.40 kilometer long internal corridor created by the new skywalk also reinforces the client’s commitment to the well-being of its employees.

The Auditorium Pre-function was carved out of a covered outer enclosure added in 1976. The capture of the space has created a large gathering area to support auditorium events and other parties and gatherings. Features include an original 1939 stone relief prominently displayed outside the auditorium, an architectural wood wall, and an artwork display area. Both the pre-function space and the auditorium are accessible for public events through a special external entrance.

The wellness center features the latest equipment, aerobics and group fitness rooms. The changing rooms have individual showers and group saunas. Bright colors and prints generate a dynamic environment that inspires health and well-being.

Other renovations include major changes to the sixth floor executive suite, including campus standards and strategies. The existing office walls were replaced with glass to promote collaboration and allow natural daylight to filter into the interior space; a kitchenette was added; and technology has been updated.

On the seventh floor, the boardroom has been modernized with replaceable glass, while the past has been preserved by obtaining and restoring original walnut walls and an Art Deco fireplace. Other modernizations included new bathrooms and updated technology and furniture.

OPN guided the client in the development of a sustainability strategy for the renovated building and as a supplement to the daily business operations. Energy models formed the basis for architectural and mechanical system material selection and performance requirements. LEED Gold certification is expected.

Another common thread in the design process was the integration of the new corporate identity and the Principal’s message. Across multiple media (LED screens, static images and ambient graphics), the theme and message remain consistent.
