Here’s everything you need to know about Palm Beach property taxes, including tax rates, payment instructions and exemptions to lower your tax bill.

Palm Beach County property taxes are based on the assessed value of the property. The Palm Beach County Property Appraiser is responsible for assessing property values beginning January 1st and assessing the annual notice of property tax to property owners.

The taxable value is the assessed value minus the real estate tax exemption. The Palm Beach County Tax Collector uses this value to calculate the taxes owed.

Florida law requires the county assessor to remove the property’s exemptions when it is sold and reassess it to match the assessed value. The selling price is the “fair value” or market value.

Property tax rates are set by local governments such as cities, school districts and counties. After the County Commission, School Board and other taxing authorities have set the tax rate, the county assessor states the applicable tax rate to the property’s taxable value and sends the approved tax list to the tax collector. Note that the chart below shows that ad valorem taxes – or property taxes based on the value of your property – are added to non-advance assessments. The latter refers to fees that a collection agency can add to a property tax bill. A typical example is the waste management fee.

A tax collector issues property tax bills, collects payments, and distributes taxes to local governments and tax authorities, such as school districts. The tax collector is also responsible for the sale of property tax certificates when the tax is due.

In August, a Real Estate Tax or Collection Notice (TRIM) is sent, which shows the tax value of your property on January 1. This notice also includes proposed tax rates and estimated property taxes. This is not a bill, just an estimate based on the proposed tax rates.
