Senior Housing In Des Moines Iowa

Senior Housing In Des Moines Iowa – The Slate at Gray’s Landing will be a 125-unit freestanding building for seniors located at the corner of Southwest 11th Street and Tuttle Street. It’s the first project in a new $154 million phase of Gray’s Landing, a neighborhood on the south end of downtown that includes a hotel, two apartment buildings and a daycare center.

“We think this will really round out the neighborhood and make it a multigenerational community,” said Carole Mette, a developer with Minneapolis-based Sherman Associates.

The plan is aimed at active seniors 55 and older who want to be close to downtown and its walking and biking options, he said. There will be no assisted living services.

The four-story C-shaped building will have a mix of 1-, 1- and 2-bedroom units. Each apartment has a balcony or outdoor patio for first floor units. The building will be pet friendly.

A clubhouse with an indoor pool, fitness center, recreation room and spa will grace the south end. A second phase of construction is planned on the south side, which will mirror the first.

A bike path, called the Paseo, will run along the western boundary of the building. The bike path was built by Hubbell Realty Co., which is developing Gray’s Station, another neighborhood west of Gray’s Landing. The construction of an apartment building and the first phase of townhouses on the property began there.

Gray’s Landing is a 50-acre development generally located between Martin Luther King Jr. Parkway, Southwest Ninth Street, Southwest 16th Street and Tuttle Street. On the east side is a Holiday Inn Express, Nexus Bay Gray’s Landing and Edge Bay Gray’s Landing apartments, and a New Horizons Academy daycare center.

Sherman Associates is planning a second phase that includes a second hotel, both phases of planned senior housing, two market-rate apartment projects and a retail area. This also includes the completion of the Gray’s Landing office building, which was originally planned to be built in the first phase. The 72,000 square feet of office space will be built south of the Martin Luther King Jr. Parkway between Southwest Ninth and 11th streets.

“We’re going to see some really exciting things come to market,” said Rita Conner, economic development coordinator for Des Moines.

The total cost of the project is expected to exceed $215 million. Des Moines is contributing about 10 percent of the project’s cost as part of a complex economic development agreement that includes tax increment financing and project-based grants.
