Senior Housing Des Moines Iowa – Slate at Gray Landing will be a 125-story freestanding building at the corner of Southwest 11th and Tuttle streets. It is the first project in the new $154 million phase of Gray’s Landing, an urban area on the south side of downtown that includes a hotel, two apartment buildings and a day care center.

“We think it’s going to really round out the neighborhood and make it a multi-generational neighborhood,” said developer Carol Mete of Minneapolis-based Sherman Associates.

The four-storey C-shaped building will have a combination of 1 bedroom, 1 bedroom and 2 bedroom units. Each bedroom will have a walk-out balcony or patio for the first floor units. The house will allow pets.

A gym with an indoor pool, gym, hobby room and spa will stand at the south end. A second level, similar to the first, is planned in the southern part.

A bike path, known as Peso, will run on the west side of the building. The bike path was built by Hubble Realty Co., which is developing Gray Station, another urban neighborhood west of Gray’s Landing. There, construction began on the first level of the owner’s apartment and townhouse.

Gray’s Landing is a 50-acre community development named after Martin Luther King Jr. Parkway, located between Southwest Ninth Street, Southwest 16th Street, and Tuttle Street. On the east side is the Holly Inn Express, the Nexus at Grays Landing and the Edge at Grays Landing Apartments, and a New Horizons Daycare.

Sherman Associates plans the second phase, which includes a second hotel, two levels of The Slate Senior Apartments, two market-rate projects and a commercial space. It also includes work on the Gray Landing office building, which was originally scheduled for construction in Phase I. 72,000 square feet of office space between Southwest 9th and 11th streets on Martin Luther King Jr. will be built south of the road.

“We’re going to see some really interesting things come to market,” said Rita Conner, Des Moines’ economic development manager.

The total cost of the project is expected to exceed $215 million. Des Moines is contributing about 10 percent of the project’s cost under a complex economic development agreement that includes tax-increment financing and project-based grants.
